(Applicable to All Residents of IAN Paradise, Managed by IAN Retirement Homes Private Limited)

1. Registration Fee

• The registration fee is strictly non-refundable under all circumstances.
• This fee covers administrative processing, documentation, and reservation of the selected apartment or villa.
• Lease Deposit Amount
• 80% of the lease deposit amount is refundable to the nominee assigned by the resident.
  Refund will be processed after the death or voluntary exit of the resident, following proper documentation and clearance.
• The refund will be made within 90 working days after settlement of all dues.

2. Non-Refundable Charges

• The following payments are non-refundable under any circumstances:
• Daily living expenses (food, housekeeping, laundry, and personal assistance)
• Monthly maintenance expenses
• Medical or therapy expenses
• Travel or transportation costs
• Entertainment, recreation, or leisure activity expenses

3. Medical One-Time Deposit

• The medical one-time deposit is refundable only if unused during the resident’s stay.
• Refund will be processed to the registered nominee after the final account settlement.

4. Apartment/Villa Rental Option

• If the resident is not residing in the allotted villa or apartment at any given time, they may authorize IAN Paradise to rent out the property on their behalf.
• In such cases, the resident or their nominee will receive 80% of the rental income generated from the unit.
• The remaining 20% will be retained by IAN Paradise for management, maintenance, and administrative expenses.
• The rental income can be collected monthly or annually, as per the preference of the resident or nominee.

5. Change in Monthly Expenses

• Monthly living and maintenance charges are subject to revision based on:
• Inflation rate
• Market or cost-of-living variations
• Policy or operational changes by IAN Paradise
• Any revision will be communicated in advance.

6. Mode of Refund

• All refunds will be made through bank transfer or cheque to the registered nominee’s account.
• Cash refunds are not permitted.
• Final Settlement
• All refunds are subject to:
• Clearance of pending bills and dues
• Verification of documents and nominee details
• Approval by the Management Committee of IAN Retirement Homes Private Limited
